Functions of Planning Department :-

In order to achieve planned the development Authority area was divided into Sectors 1 to 42 and 4 Facilities Center. Area of each Sector is generally 40 to 50 Hector.

Following are the major works carried out by the Planning Section-

Planning Department

    A. Technical Section

  1. Building Permission, Plinth Checking and Occupancy Certificates.
  2. Proposals of minor modification u/s 37 of M.R. and T.P. Act 1966.
  3. Work related to the various sector layouts of PCNTDA from Dir. Of Town Planning M.S.) Pune. u/s 115 of M.R. and T.P. Act 1966
  4. Works related to revision of Development Plan of PCNTDA on time to time.
  5. Works regarding illegal/encroachment case and co-ordination with the respective zonal officers
  6. ‍Preparing Demarcation Certificates.

    B. Drawing Section

  1. To prepare red zone plans and to offer remarks.
  2. To issue part plans and zone certificate as per development of PCNTDA.
  3. To issue true copies of building permission ,completion certificate and also to provide housing scheme maps.
  4. To prepare layouts of various sectors and revision of layouts.
  5. Remarks to be given as per development plans
  6. ‍Remarks in transfer of plots/ shops cases recieved from land sections regarding encroachment.
  7. In respect of true copies of building plans / completion certificates are issued.

    C. Survey Department

  1. To make demarcation of residential plots , 12.5% plots and other reserved plots on site.As per requirement of land section and as per drawing.
  2. To prepare table sheet and demarcation certificate after demarcation.
  3. Record keeping of plot after allotment.
  4. To define plot boundary as per survey number and sector number for encroachment department and zone officers.
  5. To Demarcate roads and open spaces as per requirement of engineering section.
  6. ‍To give possesion of plot to plot holder before lease deed as per directed by land section.
  7. Plinth checking as per sanctioned building plan.
  8. To give or take possesion of plots , given temporarily an lease , for short period by land section.
